Re-location Period Property Challenge

We were recommended to a client who wanted to buy a substantial property in the Borders, and were subsequently instructed to carry out a Building Survey and Market Valuation on a stunning listed building. Conservation area stuff too, all to take into account. The survey inspection was a long one – at least 6 hours in the property, and it yielded some interesting maintenance and defect issues, none of which seemed to phase this particular client.

(On occasion we come into contact with amazing people who don’t work in the property sector, but who have a huge respect for the built heritage around us, and decide that they want to help maintain this property for themselves, and future generations. They are to be applauded, as not all of us can afford to or able to engage with older properties in this way).

Following advice, the purchase progressed and our client moved in, fully recognising the tasks and plans to be carefully scheduled to work sensitively with this building.

We were subsequently instructed to carry out a Measured Survey, from which structural drawings and plans were worked up for planning purposes. Party Wall Advice and notices were issued and awarded, Plans were submitted to the Local Authority and Conservation bodies, and work is due to start to repair the basement and extend into the loft. – All with our help and advice along the way.
